What is ANSI Z765?
ANSI Z765 is the American National Standard for Single-Family Residential Buildings measurement. It defines how Gross Living Area (GLA) is calculated — what counts, what doesn't, and how exterior measurements are taken. Fannie Mae and Freddie Mac both require appraisers to use the ANSI Z765 standard when measuring properties for conforming loans.
If you're appraising a property for a purchase or refi on a conventional loan, your GLA measurement needs to comply with Z765. That means measuring exterior dimensions above grade, following specific rules about what constitutes finished and unfinished living area, and documenting your measurements in a way that's auditable.
