Why the industry is moving to scan measurement

Fannie Mae's selling guide now requires appraisers to follow ANSI Z765 for GLA measurement. That means measuring exterior dimensions above grade, following specific rules about finished vs. unfinished area, and documenting calculations. The standard was always the requirement — but enforcement has gotten stricter, and AMCs are increasingly checking for ANSI compliance on their review.

Tape measuring can produce Z765-compliant results if done carefully. The problem is accuracy and time. A 2,500 sq ft two-story home takes 45–60 minutes to measure by tape. LiDAR captures the same building in 20 minutes with millimeter-level point cloud accuracy. Our plans come out to ±1 inch — about 6x more accurate than typical tape measurements.
